FULLY MANAGED SERVICE

(HMO full management 10% + VAT)

  • Property appraisals & expert advice to achieve maximum cash flow for our landlords.
  • Expert in-depth routine property inspection reports including fire alarm testing during each visit.
  • Handling of any maintenance issues, advising on the best solutions using the most suitable contractor, saving you money & time.
  • Coordinating our highly skilled & trained maintenance team from start to finish on any repairs carried out on a property with detailed updates for both tenants & our landlords.
  • Securing of any keys in a safe place using a strict sign in & out system.
  • Rent collection management using automated systems & our experienced hands on rent arrears specialist.
  • Arrangements & coordinating a cleaning team that will clean all communal areas along with supplying them with a check off list to quickly spot check for any maintenance issues during their visit which includes before & after photos of cleaning done & any maintenance issues, which we then review and deal with accordingly.
  • Conducting any legal requirements such as weekly fire alarm testing for (3 zone fire alarm panels) ensuring that you as a landlord are legally covered should a fire break out in a property.
  • Expert advice on keeping up with government guidelines & changes at all times.
  • Market rental amount agreement between landlord & Point to Home sourcing of tenants.
  • Landlord sign up.
  • To let board installation & advertising costs.
  • Expert advice on refurbishments / property staging to achieve maximum rental amounts.
  • Conducting viewings.
  • Expert tenant screening / referencing reports & right to rent checks & reports.
  • Issuing all required tenancy sign up documents such as a tenancy agreement, staying on top of all renewals & ensuring that maximum rents are achieved at all times.
  • Handing over all tenant screening documentation to landlord for approval.
  • Tenant check ins & check outs.

TENANT FIND (LET ONLY SERVICE)

(Set up & Tenant sourcing fee – £350.00 + VAT)

  • Collecting rent & deducting our agency fees
  • Daily rent arrears chasing & advice from our dedicated rent arrears team
  • Providing detailed monthly statements with clear breakdowns of rental amounts & deductions
  • Market rental amount agreement between landlord & Point to Home sourcing of tenants
  • Landlord sign up
  • To let board installation & advertising costs
